Leasing
The leasing process begins by conducting rent surveys to accurately gauge competitive market rents in a particular location. Golden Bee Management then proactively markets vacancies through ads in print media (Los Angeles Times, LA Opinion, etc.) and online classifieds (Craigslist, Westside Rentals, etc.). Signs and banners are also affixed to properties if landlords so desire. Lastly, those who have notified Golden Bee Management of interest in our buildings are placed on a prospective tenants list and contacted with new offerings. Golden Bee Management applications are handed out during showings to all interested prospects. Prospects can also obtain and fill out applications online on our interactive website. Once the application is carefully screened and approved, the tenant signs a lease that has many safeguards for owners.
Maintenance
Golden Bee Management is unique in that we use a combination of our own handypersons, contractors and a variety of independent consultants that provide you and your property with quality work at reasonable prices. To provide the best maintenance to your tenants, Golden Bee Management has 24-hour emergency services allowing tenants to contact us at all times of the day for repairs or any other concerns. We also have an online maintenance request system giving tenants the ability to contact us for more basic service requests.
Rent
Rent collection is handled by our professional staff members. If necessary, late fees are diligently handled and charged to tenants. If tenants do not comply with their contract we work with our in-house legal counsel to provide unlawful detainers and handle all proceedings with the County Sheriff.
Accounting
Golden Bee Management’s interactive computerized accounting system is capable of providing all the reporting you need for tracking income and expenses as well as tax compliance. Rents are meticulously recorded and all requested expenses are paid in a timely fashion.
Reporting
Our detailed reports are available through each owner’s personal online Owner Portal. Reports range from profit and loss, cash-flow, leasing activity, rent roll, trust account ledger and contact lists.
Payment
Monthly proceeds can be directly deposited in a designated bank account through our online system. We can also send company checks directly to owners, if that is preferred. During tax season, we also provide each owner with a 1099 to assist with proper personal accounting.
Remodeling
Our staff of professional contractors and handymen are capable of managing the renovation and/or remodeling of your commercial building. As a building is renovated, it value can increase tremendously. With years of experience, our capable staff can manage renovations ranging from kitchen remodels, bathroom remodels, electrical and plumbing upgrades, landscaping and much more.
